What this means for your study plan
- Time per question: about 2.2 minutes each (240 minutes ÷ 110 questions). Practice at that pace.
- Both portions count: you must reach the pass mark on each portion — a strong national score does not make up for a weak Arkansas score.
- Where people lose points: math word problems, wording traps (NOT/EXCEPT), and state rules that differ from the national rule. Our formula sheet covers the math.
- Good to know: Two-part exam (general + Arkansas law) can be taken together or separately; certificate of examination eligibility from AREC is required before booking. After passing, submit license forms/fees to AREC within 90 days. Licensed-elsewhere applicants may take only the Arkansas law portion. 24-hr wait to retake.

A broker received a $10,800 commission, which was 5% of the sales price. What was the sales price?
- $540
- $2,160,000
- $216,000
- $205,200
Answer: C. Sales price = commission / rate = $10,800 / 0.05 = $216,000. Multiplying instead of dividing gives $540, and subtracting the commission from the correct price gives $205,200.

A grandmother signs a deed giving a lake lot to her adult grandson and mails it to him, intending the gift to take effect at once. He is traveling and does not open his mail for a week. Because the gift benefits him, his acceptance is generally:
- not effective until the grantee also signs the deed
- effective only after the deed is recorded
- valid only if made in front of a notary
- presumed, since the conveyance is beneficial to him
Answer: D. A deed passes title on delivery and acceptance. When the conveyance is beneficial to the grantee, as a gift of land usually is, acceptance is presumed. The grantee need not sign the deed, record it, or accept before a notary for the presumption to apply.
