What this means for your study plan
- Time per question: about 2 minutes each (240 minutes ÷ 120 questions). Practice at that pace.
- Where people lose points: math word problems, wording traps (NOT/EXCEPT), and state rules that differ from the national rule. Our formula sheet covers the math.
- Good to know: Fail one section: retake only that section as long as the other is passed within 1 year of the first pass; unlimited retakes. Idaho requires fingerprints (hard card or electronic) for background check. 'Idaho principles and practices' includes water rights and community property. Out-of-state active licensees can get a national-exam and prelicense waiver but must take the Idaho portion.

Absent an agreement saying otherwise, who is generally responsible for maintaining and repairing a private access easement used only by the dominant owner?
- The servient owner whose land it crosses
- The local public road department
- Both owners equally, as required by statute
- The easement holder who uses it
Answer: D. As a general rule, the easement holder may, and is expected to, maintain and repair the easement so it can be used, at its own expense. The servient owner usually has no duty to maintain it unless the servient owner also uses it or agreed to share the cost.

A deed to a parcel should be recorded in the land records of:
- the county where the grantee lives
- the federal Bureau of Land Management office
- the recording office for the area where the land lies
- the county where the grantor signed the deed
Answer: C. Deeds are filed with the land records office, often called the county recorder or registry of deeds, that serves the area where the real property is located. Searchers look there, so recording elsewhere does not give constructive notice to later buyers of that land.

A listing agreement pays the broker 7% on the first $100,000 of the sales price and 4% on any part of the price above $100,000. The property sells for $350,000. What is the total commission?
- $24,500
- $14,000
- $19,250
- $17,000
Answer: D. Each rate applies only to its own tier of the price. First tier: $100,000 x 0.07 = $7,000. Second tier: ($350,000 - $100,000) x 0.04 = $250,000 x 0.04 = $10,000. Total = $7,000 + $10,000 = $17,000.
