What this means for your study plan
- Time per question: about 2.2 minutes each (240 minutes ÷ 110 questions). Practice at that pace.
- Where people lose points: math word problems, wording traps (NOT/EXCEPT), and state rules that differ from the national rule. Our formula sheet covers the math.
- Good to know: NJ is a single-sitting exam (no separate portion pass). Fingerprinting (state process) must be completed in time to file a license application before eligibility expires (1 year from course completion). State section is only ~27% of the exam, with 22 of 30 state items on licensee activity statutes/rules. Remote proctoring option.

The seller's written disclosure statement says the roof does not leak, but listing agent Cora saw water dripping through the ceiling during a storm last week. When a buyer asks for the disclosure, Cora should
- hand over the form without comment, because the statement is the seller's and not hers
- hand over the form and wait to see whether the buyer's inspector finds the leak
- tell the buyer what she observed rather than pass along a statement she knows is false
- refuse to provide the form, because the seller's statement is confidential
Answer: C. An agent may not pass along a representation she knows is false, or stay silent about a known latent defect; doing so can make her personally liable for misrepresentation or nondisclosure (Restatement (Third) of Agency § 7.01; Restatement (Second) of Torts §§ 525, 551). The seller wrote the form, but Cora's own knowledge creates her own duty to the buyer. Relying on the buyer's inspector does not excuse a known misstatement.

A seller agrees to finance part of the purchase price, and the buyer signs a note and mortgage in favor of the seller at closing. What is this arrangement called?
- Purchase-money mortgage
- Open-end mortgage loan
- Blanket mortgage loan
- Bridge loan arrangement
Answer: A. A purchase-money mortgage is given at closing to the seller, or to a lender, as part of the price for acquiring the property. A seller-held version is often called seller financing. Because it is created simultaneously with the acquisition, it generally has priority over other liens against the buyer.

Under the Homeowners Protection Act, when must PMI on a qualifying single-family loan generally terminate automatically if the borrower is current?
- When the loan balance is first scheduled to reach 90% of the original value
- When the borrower has paid for five years
- When the loan reaches 50% of the current market value
- When the loan balance is first scheduled to reach 78% of the original value
Answer: D. The HPA requires automatic termination when the principal balance is first scheduled to reach 78 percent of the original value, if the borrower is current. Borrowers may also request cancellation when the balance reaches 80 percent of original value, subject to conditions such as a good payment history.
