What this means for your study plan
- Time per question: about 2 minutes each (240 minutes ÷ 120 questions). Practice at that pace.
- Both portions count: you must reach the pass mark on each portion — a strong national score does not make up for a weak Nevada score.
- Where people lose points: math word problems, wording traps (NOT/EXCEPT), and state rules that differ from the national rule. Our formula sheet covers the math.
- Good to know: Built-in on-screen calculator (no personal calculators). OnVUE online proctoring available. Passing results must be dated within the last 12 months when applying. Heavily weighted to Residential Disclosure Guide / Seller disclosure forms and Nevada contract/advance-fee rules. Exam fee table ambiguity noted.

What does a rate lock accomplish?
- It prevents the lender from verifying the borrower's income
- It fixes the property's appraised value
- It waives the borrower's right to cancel
- It guarantees the quoted rate for a stated period
Answer: D. A rate lock, also called a lock-in, commits the lender to a specific rate and points for a period, often 30 to 60 days. If the lock expires before closing, the borrower may have to accept the current market rate or pay to extend.

A seller asks a listing salesperson why her firm's commission is 5 percent. Which reply is most consistent with antitrust law?
- 'That is our firm's rate, and like any commission, it is negotiable.'
- 'Every firm in town charges 5 percent, so there is no point in shopping around.'
- 'The local board sets the rate, so none of us is allowed to change it for you.'
- 'The area's brokers agreed last year to hold commissions at 5 percent for everyone.'
Answer: A. Commission rates are set independently by each firm and negotiated with each client; they are not set by law, by a board, or by agreement among competitors. Statements suggesting a common or mandatory rate can mislead the client and may be evidence of price fixing under Section 1 of the Sherman Act. Explaining the firm's own rate and its negotiability is the safe practice.

Dev, a salesperson, spends several weeks showing homes to Priya, advising her on offers, and negotiating for her. They never sign anything, and Priya relies on his advice. A court would most likely find that
- no agency exists, because agency can arise only from a signed writing
- an implied agency arose from the parties' conduct
- an agency arose only after Priya paid Dev a commission
- Dev became a subagent of the sellers whose homes he showed
Answer: B. Agency may be implied from the words and conduct of the parties when one person acts on behalf of another with the other's consent and subject to the other's control. Reliance and repeated advocacy are strong indicators. A signed writing is not necessary to form the relationship itself.
