What this means for your study plan
- Time per question: about 1.7 minutes each (240 minutes ÷ 140 questions). Practice at that pace.
- One combined exam: general real estate principles and Wisconsin law are mixed together, so practice both together.
- Where people lose points: math word problems, wording traps (NOT/EXCEPT), and state rules that differ from the national rule. Our formula sheet covers the math.
- Good to know: Wisconsin is the outlier: one long 140-item exam heavily based on Wisconsin statutes, REEB rules and the WB state forms. Retake: wait 24 hours. Licenses renew Dec 14 of even years. Out-of-state applicants without a reciprocal agreement take the exam plus 13-hour course.

In a metes-and-bounds description, an iron pin set by a surveyor at a corner is classified as a(n):
- Natural monument
- Benchmark
- Datum
- Artificial monument
Answer: D. Monuments are physical objects that mark boundaries. Natural monuments include trees, rivers, and boulders, while artificial monuments are human-made markers such as iron pins, stakes, or concrete posts. A benchmark, in contrast, marks elevation.

A husband alone signs the note for a home equity loan, but he and his wife co-own their principal residence and both sign the mortgage. Who has the TILA right to rescind the transaction?
- Only the husband, because only he is obligated on the note
- Each spouse, since each one's ownership interest is subject to the lien
- Only the wife, because she did not sign the note
- Neither, because home equity loans cannot be rescinded
Answer: B. In a rescindable transaction, each consumer whose ownership interest is or will be subject to the security interest has the right to rescind, whether or not that person is obligated on the note. A co-owner spouse who signs only the mortgage therefore receives the notice and holds the right.

For the Section 121 home-sale exclusion, which of the following can qualify as the taxpayer's principal residence?
- A vacation cabin used two weeks each year
- A rental duplex the taxpayer has never lived in
- A houseboat the taxpayer lives on as a main home
- A storage unit holding the taxpayer's belongings
Answer: C. Treasury Regulation § 1.121-1(b)(1) states that a residence may include a houseboat, a house trailer, or the apartment a tenant-stockholder may occupy in a cooperative. What matters is that the taxpayer actually uses the property as the principal residence for the required periods.
