What this means for your study plan
- Time per question: about 2 minutes each (240 minutes ÷ 120 questions). Practice at that pace.
- Both portions count: you must reach the pass mark on each portion — a strong national score does not make up for a weak Wyoming score.
- Where people lose points: math word problems, wording traps (NOT/EXCEPT), and state rules that differ from the national rule. Our formula sheet covers the math.
- Good to know: Application to Commission, then $300 licensing fee within 90 days of last exam. Wyoming requires Errors & Omissions insurance proof. Few test centers (Casper main; college sites around the state) plus OnVUE.

The sales comparison approach estimates a property's value by:
- Comparing it with recently sold similar properties
- Calculating the cost to rebuild it, less depreciation
- Capitalizing the net operating income it produces
- Using the county tax assessment
Answer: A. Appraisers analyze recent sales of comparable properties and adjust for differences to estimate the subject's value. It is the most reliable approach when there are many sales of similar properties, as with single-family homes.

At closing, a lender charges the borrower a $400 'document review fee' and splits it with a mortgage broker who performed no services connected with the fee. Under RESPA Section 8(b), the split is:
- lawful, because the borrower agreed to pay the fee
- lawful, because the broker holds a state license
- prohibited as a split of a charge for no services
- prohibited only if it exceeds 1% of the loan amount
Answer: C. RESPA Section 8(b) forbids giving or accepting any portion, split, or percentage of a settlement service charge other than for services actually performed. Regulation X adds that a charge for which no or only nominal services are performed is an unearned fee. Because the broker did nothing for this fee, sharing it violates Section 8(b).

A person who dies leaving a valid will is said to have died:
